JOB TITLE: Audit/Compliance Specialist DEPARTMENT: Finance
REPORTS TO: Director, Finance DATE: December 2007




BASIC PURPOSE:
To perform tenant audits for revenue reporting in accordance with agreements and policies and internal departmental audits and tenant lease verifications with support of all accounting functions.


MAJOR RESPONSIBILITIES:
· Review and analyze tenant leases/agreements and any amendments, to become familiar with terms and requirements.
· Perform financial audits of tenants to ensure revenue reporting is accurate and rent payments are in accordance with the terms of the agreement.
· Perform compliance audits of tenants for property use and conditions in accordance with lease terms.
· Track and ensure insurance requirements are met and kept current.
· Prepare written reports of audit findings including discrepancies, deficiencies and any suspected fraud or areas of heightened risk.
· Perform departmental audits and compliance testing
· Develop and maintain record retention program.
· Present audit and financial reports to Finance Director and Deputy Director with recommendations.
· Perform other tasks as assigned.


WORKING CONTACTS WITH OTHERS (INTERNAL AND EXTERNAL):
Regular contact with co-workers, tenants, vendors and government agency staff.


WORKING CONDITIONS, TRAVEL, ENVIRONMENT AND POTENTIAL HAZARDS:
Most work performed in an office environment with some exposure to general public, dust, fumes and noise. Occasional travel required. Occasional exposure to airport ramp areas and some local travel.


EQUIPMENT OPERATION REQUIRED:
Personal computers, related software, fax/copier, calculators, phone system


MINIMUM REQUIREMENTS:

Education/Experience:
· Bachelor's Degree in Accounting, Auditing or a related field required
· One year of auditing experience preferred.
· Experience in airport or similar public entity accounting preferred.
· Experience with mainframe Accounting and PC's. MAS 90 and Rohm Phone System Administration preferred.
· Must possess valid Washington Driver's License.

Knowledge/Skills:
· Must be able to read, write, speak and understand English.
· Must have good written and verbal communication skills.
· Must be able to use spreadsheet, word processing and database computer programs.
· Must be proficient in business math, account analysis for debit/credit and correcting entries and accounting systems/software packages.
· Must have poise and the ability to establish effective working relationships with co-workers.
· Must be able to organize and coordinate various projects, work independently and use good judgment.
